Housing is the first major decision when arriving in the KMC — and the numbers tell the story before you even land. More than 85% of the KMC population lives off base. On-base housing has real waitlists, especially for larger units, so the housing office’s own advice is to start looking off base even if on-base is your preference.

On-Base Housing

On-base family housing is located at Ramstein, Vogelweh, and Landstuhl — all within 15–30 minutes of the main base. Units are stairwell apartments and townhomes. Every unit has 110V and 220V outlets, built-in dishwashers, mini-blinds or Rolladens (rolling shutters), and ceiling fans. Townhomes include a small private yard and attached garage.

A few things that catch people off guard: no satellite dishes or external antennas, no waterbeds, no outside storage sheds. If you decline government quarters when offered, your temporary lodging allowance stops — so have a backup plan before turning anything down.

Off-Base: The Towns to Know

Each KMC town has its own character. Here’s an honest breakdown based on where families actually end up:

• Ramstein-Miesenbach — Right outside the gates. The most convenient commute, high American population, but heavy morning traffic on gate days.
• Kaiserslautern (K-Town) — A real German city about 15 minutes away. Walkable, public transit, restaurants, nightlife. Best fit for singles or couples who want urban life.
• Landstuhl — Historic town with castle ruins, a beautiful downtown, and easy access to both Ramstein and LRMC. Popular with families.
• Weilerbach / Mackenbach — Quieter villages north of base. Highly sought after by families wanting larger yards and standalone homes.

What German Rentals Actually Look Like

This is the part that surprises almost everyone coming from the U.S. Most German rentals are completely unfurnished — and “unfurnished” in Germany means something different than you’re expecting.

When you walk into a German rental, you may find: no light fixtures, no kitchen cabinets, no sink, no oven — sometimes just water pipes coming out of the wall where the kitchen would go. Kitchens are considered furniture in Germany, and tenants often buy them, install them, and take them when they leave.

What to look for in listings: EBK or “mit Einbauküche” means a fitted kitchen is included. If you don’t see that, assume there’s no kitchen.

• You’ll need to source: kitchen, appliances, light fixtures, curtain rods — the Furnishings Management Section on base can provide a refrigerator, washer/dryer, and wardrobes
• Don’t ship 110V U.S. appliances — Germany runs on 230V European power
• Leases are written in German — get the housing office to review before signing
• Never transfer money before seeing the property and signing a contract in person

Getting Help from the Housing Office

The KMC Housing Office assists all personnel authorized housing allowances in finding suitable off-base housing. They have access to listings across the area and can review lease agreements before you sign.

Complete your in-processing housing briefing within two days of arrival (in person or virtual). Temporary lodging is authorized in 15-day increments while you’re actively seeking housing — but you’re expected to have a property secured within 30 days of arriving in the KMC.

Start Looking Before You Arrive
